Stake and ACE & Company Launch Secondary Market for UAE Fractional Real Estate

Stake has partnered with ACE & Company to develop a secondary market framework for fractional real estate investments in the United Arab Emirates, aiming to improve liquidity and transparency for investors.

The initiative will initially focus on Stake’s UAE-based property portfolio, where assets are structured through Special Purpose Vehicles (SPVs) under the Dubai International Financial Centre (DIFC).

Building Liquidity in Fractional Real Estate

Fractional real estate platforms have traditionally faced challenges around liquidity, as investors often need to hold assets until exit events. The new partnership seeks to address this gap by enabling secondary transfers of ownership stakes, creating a more dynamic investment environment.

The proposed framework is expected to deliver:

  • Greater flexibility for investors to buy and sell holdings
  • Improved pricing transparency and market visibility
  • Clearer pathways to liquidity within private real estate markets

By institutionalizing secondary transactions, the model could also enhance overall market stability and support long-term capital formation.

Leveraging Regulatory Infrastructure

The secondary market will operate within Stake’s existing regulatory permissions approved by the Dubai Financial Services Authority. The DIFC’s Prescribed Company regime provides the legal structure for holding fractional property assets via SPVs, enabling compliant and scalable transactions.
